The first thing you need to consider when you are looking to move is how much your property is worth, this will help you know how much you need to borrow to afford your new home. We recommend speaking to an estate agent to gain a valuation and begin the sales process. If you have an existing mortgage you will need to know how much is still outstanding on your current mortgage.

Our Advice

Your existing mortgage is taken into consideration and forms part of our rounded advice process. Some lenders allow you to port your existing interest rate on to your new mortgage, however it may be cost effective not to, through our sales process all associated cost and fees will be reviewed to t ensure you received the best rate on your new mortgage in the most cost-effective way.

Decision in Principle (AIP)

Once we know what you can borrow we will apply for a decision in principle from the lender. This document simply outlines what a lender is likely to lend you before you buy a property. You will be in a strong position to now offer on the property you want to purchase.

Mortgage Application

We will now work on your behalf to access a comprehensive range of products from across the market to find the right mortgage for you. We will complete the application with you and apply for the mortgage on your behalf, dealing with any requests or enquiries into your finances.


A solicitor can be appointed for you at application stage, Purple Swan Mortgages use a panel of solicitors who have been vetted for their service standard and communication standard, Solicitors on panel will liase with me to get your mortgage processed as swiftly as possible with minimal down time for you. 


Once your application has gone through full lender underwriting a formal offer will be issued, Purple Swan Mortgages will review the offer and terms to ensure it meets your requirements as discussed in our initial meeting.


After the contracts are exchanged, a date will be agreed for the completion of your purchase. On completion day, the balance of the agreed purchase price will be sent to the sellers solicitor and your new home is now yours, you are now free to collect the keys and enjoy your future in your new property.

Our Fees

Your property may be repossessed if you do not keep up repayments on your mortgage.


Our fees range from £350 to £495 depending on the type of mortgage you need.
